Why have an appraisal done?
- There are many reasons to request an appraisal. The most common reasons for hiring an appraiser are:
- Selling your home
- Buying a home
- Refinancing your mortgage
- Estate Planning
How long does a typical appraisal usually take?
- The physical inspection will take between 30-45 minutes. After the completion of the physical inspection, the appraiser will conduct research and write a final report which can take between 3 and 5 business days.
When will I receive the completed report?
- After the home has been inspected you can expect the report in 3 to 5 business days. The appraisal reports can be sent via e-mail or US mail.
What is a comparable sale?
- A comparable sale is a property that is similar to the subject of the appraisal in size, type, and location. An appraiser uses comparable sales to help determine the value of property being inspected.
What should I do to prepare my home for an appraisal inspection?
- The appraiser will need to have access to all rooms and will need to take measurements and photographs of the inside and outside of the home. Prepare by having these areas tidy and having all rooms unlocked and available for inspection.
What does an appraiser look for?
- An appraiser looks for factors of a property that will affect its' value. Such factors include but are not limited to: quality of construction, upgrades, square footage, and permanent fixtures on the property.
